Children's Nursery.  I am involved in a rent review on a Children's Nursery that was formally residential property and is therefore a series of inter-connecting rooms, as opposed to being a modern purpose-built unit.  I would be interested to hear from anyone who has been involved in a similar property as to the relative value of this space compared with possibly an office of a similar nature.

Rural Business...?   I'm having a 'discussion' with a local planning authority on behalf of a client on the question of whether they run a business!  It's like this...there is a large well established rural industrial estate creating no problems ....the Local Plan says it will not support the development of new buildings in such locations, except in the case of an existing rural business which needs to expand, and can prove it cannot sensibly relocate to a traditional industrial estate....well that's fine by me...my clients own the estate..the running of the estate IS their business, the Local Plan doesn't say just because they own the estate they must be ignored....any help/guidance would be much appreciated !

Void Rates on Empty Industrial Premises are coming to an end!  Yes the Budget has announced this change as from April 2008 !  After 6 months empty you will pay full rates on empty industrial premises..and after 3 months you will now pay full rates on shops and offices.  There are some full reports on a variety of web sites which you may be interested in reading. Property Requirement :  We still have two major enquiries out at the present time, one being for a new showroom in the Rugby area. We would like this to be on one of the industrial estates or in a good location within a couple of miles of the town centre. We would prefer freehold, but all lease proposals will be carefully considered. We are looking for a unit between 2,000 / 4,000 sq ft.

Moving south and to the west, covering an area which includes the south side of Rugby, Leamington Spa, Stratford upon Avon, down to Moreton-in-Marsh and Shipston-on-Stour,  we were instructed last month to acquire workshop premises of between 2,500 / 4,000 sq ft which could be used for B2 (engineering) purposes.
