Rates - WARNING;  Only 60 days to go.  In 60 days time Councils up and down the land will start charging rates on all properties that have been empty for more than 6 months.  This is going to be a major problem for both small and large investors who will suddenly find that they have some fairly substantial bills being sent to them, particulary in relation to industrial property, which has been void of rate payments in the past.  The Governments intention was to try and bring down rent levels. It is unfortunate that with the economic situation as it is this new legislation has been brought in at this time.  These combined will cause financial hardship to a large number of people and companies.

                                                                 PROPERTY REQUIREMENTS

We have been instructed to acquire, probably in a rural location in a triangle between Stratford, Banbury and Woodstock, a property providing approximately 3,500 sq ft of offices and 2,500 sq ft of warehouse/workshop.  We require parking for approximately 25 cars.  My clients are prepared to take on a new lease probably for 6 or 10 years. We would be interested to receive details of all proposals whether they are available freehold or on lease.  We anticipate this requirement may be met where smart rural locations have already been constructed and are now lying empty, and the conversion of part of these for workshop purposes may well be a much cheaper option than paying void rates!

We are still looking for premises to be used as ladies-only fitness centres. Our clients are prepared to pay a rent of £7,500 - £12,000 per annum for the right property.   This may be a first or second floor office that cannot be let in the current market or a former ground floor workshop close to the town centre.  The major requriement is that we need at least 750 sq ft of clear space (maximum 1,250 sq ft). 

Please will someone come up with a property in Banbury Town Centre for my professional practice clients.    We have been retained to acquire premises having a total area of between 4,000 - 6,000 sq ft, over half of which must be on the ground floor.
