The holiday period is nearly upon us, but that doesn't mean you can stop working quite yet!  I sometimes wonder whether I wouldn't be more useful going on holiday for a month and coming back recharged on the first of September. I know you think I'm ahead of myself but I don't normally produce an Outlook in August. This year I do just wonder whether it may be necessary. If July follows the same pattern as June it will be!  The last four weeks have been very busy, we are continuing to do deals on the agency side, and although prices are not what they were eighteen months ago on some types of premises, there are still companies needing to move.

Landlords and tenants are also paying more attention to existing leases. We have for example in the last month been instructed to advise three separate tenants whose leases are coming to an end. Landlords are clearly looking very carefully at the obligations within existing leases, and are looking to ensure that properties are returned in the best possible state, knowing that only properties in good condition are going to let in the current economic climate.

The payment of rates on empty properties is now beginning to bite. Owners who have not budgeted for paying, before their premises became empty are suddenly facing a financial burden.

* * * * *

For those who are looking for something a liitle different, let me draw your attention to a couple of  properties. At Kings Sutton near Banbury, we have been instructed to sell 0.4 acres of hard standing, immediately adjacent to the railway. Price £65,000. We have had these instructions for less than a week and we are already talking to prospective purchasers. For further details please see http://www.centre-p.co.uk/Kings%20Sutton.pdf

Also at a very competitive price, a workshop with adjacent offices close to the centre of Banbury at £215,000. See http://www.centre-p.co.uk/Lower%20Cherwell%20Street,%20Banbury.pdf

Website
We continue to receive many enquiries via our website, and it may interest some that one property alone has attracted over 420 "hits" since it was uploaded on to our website on the 1st May...and is now under offer. Two new links on our website this month, one is our updated ABC Guide to Banbury's Industrial Estates http://www.centre-p.co.uk/ABC%20Guide-July2008.pdf, and the second is the first in a series of sites we are planning to post relating to professionals in the commercial property sector. Our first is the names and addresses of solicitors we have worked with over the last two years. See http://www.centre-p.co.uk/Solicitors.pdf . We hope many people will find this both interesting and helpful. In September we are planning to launch a link detailing the contacts within the banking sector across the region. If you would like your details to be included (in a similar format to the solicitors), and you are working for one of the major banks in the area, please send details by email to reception@centre-p.co.uk.

Investment for Sale, Deddington £180,000
I think this will be of interest to a lot of readers of Outlook. The covenant we are offering is 'The Thames Valley Police Authority'. If you would like an email sent with the basic details please write to reception@centre-p.co.uk, writing the words "Deddington Investment" in the SUBJECT box. You will automatically receive by return an email with the details and two attached photographs.

Office allotment...yes it really exists !
Many thanks to those who have kindly donated plants in the last twelve months. The allotment is now looking excellent and has been providing us with some lovely cut flowers. We are always happy to receive any donations of plants! (We are allowed some 'rest' time !).

Moreton-in-Marsh
We are about to submit a planning application for a 2,750 sq ft showroom on the Fosseway Business Park, immediately adjacent to Moreton Railway Station. If you are a potential occupier interested in this unit please do let us know, we are prepared to offer a three or a six year lease. The unit currently has B1, B2 and B8 planning permission. See http://www.centre-p.co.uk/Unit%202,%20Fosseway%20Business%20Park.pdf.

Rugby
To our surprise we still have a lock-up unit in Main Road, Bilton to let. At just £7,500 per annum we think this is excellent value in this prominent position. We do expect the planners to be prepared to grant a take-away consent and are currently talking with a prospective taker, but are still prepared to look at any tradional retail use. See http://www.centre-p.co.uk/Bilton,%20Rugby%20(JAN08).pdf.

Berinsfield
Two lock-up shops, new leases, very competitive rents - see http://www.centre-p.co.uk/Berinsfield.pdf

Energy Efficiency Reorts - Commercial Properties
The vast majority of units are now within this scheme.  I will be very interested to see how tenants and owners try to implement this legislation. I am not sure whose duty it is to police this law...someone tell me, please !

Available Properties
For a full list of our Available Properties please view www.centre-p.co.uk. Do look at our Web site...it's good, we work hard on it, and we know lots of people find it both interesting and useful !

Banbury Retail Units
Three small lock-up units have come our way. All offer good accommodation at sensible rents. See http://www.centre-p.co.uk/West%20Bar,%20Banbury.pdf and http://www.centre-p.co.uk/North%20Bar,%20Banbury.pdf. If you don't need the town centre try this good lock-up unit in Middleton Cheney http://www.centre-p.co.uk/High%20Street,%20Middleton%20Cheney.pdf

OK, now our final challenge....to send you away on your holiday....we want you to send us a photo taken over the next eight weeks....the theme is 'Colourful Properties' . Please send it to reception@centre-p.co.uk and so you understand what I have in mind, I'll start the ball rolling with the first entry...see http://www.centre-p.co.uk/colourful%20properties.jpg.  It's a painted tin roof.  I wonder have the planners upset the owners at some time?

If I don't do an August Outlook, enjoy the summer, we'll  still be here come September !
