Letting Thorpe Way,  RS Fabrications: We are pleased to report the letting of further premises to RS Fabrications. The company have taken on an adjacent unit which we have been marketing on behalf of long established clients. A new three year lease was signed from 1st April.   

 

Bodicote letting  of warehouse: As predicted last month we completed the letting of this 2,400 sq ft unit to a local company who are now using it for warehouse purposes. A three year lease was entered in to with the tenant being responsible only for the internal decoration of the premises.

 

Rateable Values April 2010: Many occupiers and freeholders we are sure will be amazed, and horrified at the rateable values placed on premises when the new valuation list is first published in October of this year. Due to come into effect on 1st April 2010 the list should, and I'm sure will, reflect the Market Value of premises as at the 1st April 2008. In many cases but not in all, values have fallen since the April 2008 and therefore we will have a very unusual situation of rateable values being higher than the Market Value of the premises when the new list is implemented. Some form of transitional relief will no doubt be brought in, but unless central government come up with a very special scheme I can see the Valuation Office being overwhelmed with appeals. In many cases the rateable values will nevertheless be lower than the 2005 list. The reason for flagging this up now is that I am sure we will see the reappearance of companies who will promise you a reduction in your rateable value in exchange for a high percentage of savings at some future date. Loo seat / Health and Safety:  I was both amused and surprised when I asked an out-going tenant why they had removed the loo seat (which they had fitted new when they moved in, replacing an existing one!) only to be told that they had removed it on 'Health and Safety' grounds because they were sure the next tenant would not want it!

 

Empty Rates :  We really hope you have taken our advice http://www.centre-p.co.uk/The%20payment%20of%20Rates%20on%20Empty%20Properties.pdf it works, it's easy and it's legal!  I do however have an interesting problem, and I need your help.  Outgoing tenants left a property last autumn and claimed void rates up until the lease which terminated on 1st March 2009. The council are now saying they are unable to give my clients further rates relief because of this. They say the outgoing tenants told them they were out on 1st September 2008...but we know that's not true. Can we pursue the outgoing tenant for misleading the council, or the council for not checking !?   In this case we are only talking about £600+,  but I can see this  re-occuring in many locations. Until now we hadn't paid much attention as the rent was paid until the end of the lease and all other obligations where met. All comments welcome reception@centre-p.co.uk .

Any rental evidence in George Street, Oxford ?   I act on behalf of clients who have two adjacent properties in George Street, Oxford - both with lease renewals in late summer.  I would be interested to hear from any agents or occupiers with evidence so that when I enter negotiations with the landlords I know roughly what I am talking about.  It will surprise nobody who know the area well that I am up against Oxford City Council. reception@centre-p.co.uk

Woodford Halse unit:  Why has no one shown any serious interest in this unit yet ?  http://www.centre-p.co.uk/WoodfordHalse.pdf . It is in the old part of the village, detached with its own parking, in a prominent location and would be ideal either as a workshop or as an office. I am sure the local planning authority would grant the necessary consent so that it could be used by an accountant, architect, etc.

 

Sugarswell Business Park, Shenington:   Every time I visit this site I think how beautiful it is.  I helped obtain planning ten years ago and still remember it as a traditional farm, with fantastic potential.  It is now, as the local paper said in 2007, "... unquestionably the finest rural development in the region...". At the present time there are potentially two offices available, 750 sq ft and 1,500 sq ft, two adjacent workshops and a superb new 6,600 sq ft factory unit.
