Annual trip to
Moreton-in-Marsh: Two
small (but beautifully proportioned!) offices at only £50/week each including
service charge and electricity. Both are on the ground floor of this
multi-occupied cotswold
stone office building. Good private parking. For more information please
telephone 01608 652888 or view www.centre-p.co.uk/pdfs/Unit%202,%20Fosseway%20Business%20Park.pdf
where you will also see details of our client's 3,000 sq ft workshop available
at £16,500 pa. My client has promised me a Christmas present if I can let
it !
Our web site is www.centre-p.co.uk which includes our
latest available properties list and detailed maps of the major industrial
estates in the area.
Planning - Minor Amendements:
Some of you may not have picked up on the recent legal case relating to minor amendements to planning permissions. In future, until
the government change the situation in the forthcoming planning legislation, it
will not be possible for authorities to accept minor changes. Where a
development is not constructed in accordance with the approved plans, for
example an additional window is inserted during construction, one consequence
of the legal case is that it's not just the window that is unauthorised, but
the whole development; and in such circumstances Councils will consider taking
enforcement action. You may not think it's a problem...until your bank ask for a certificate of completion...and the local
authority refuse. Be warned !
Aynho. There is no denying this is an unusual property (size 1,625 sq ft) . Go on look at our web site, and see what confidence our clients must have, in our ability to let almost anything, at www.centre-p.co.uk/pdfs/Aynho(Nov07)1.pdf
Farthinghoe: The smallest office/workshop
on my books 17" x 13". Interested? see www.centre-p.co.uk/pdfs/Farthinghoe(Nov07).pdf.
Mince Pies and Mulled Wine: We
hope you will call in to our Deddington office on Thursday 20th December
between
Wanted: 800
- 1,500 sq ft suitable for "ladies only" fitness centre.
My retained clients are looking at towns such as Brackley, Buckingham, Chipping
Norton, Moreton-in-Marsh and will look at any type of
accommodation, probably in a secondary location, within walking distance of
houses. We are happy to take 3 year leases at rent levels of between
£6,000 - £12,000 a year. The ideal accommodation could be an old hall, or open plan offices on either first or ground
floors.
Lorry Parking: I have
a client who has a Planning Permission to park up to 6 vehicles (including 4 HGV's) on a site 4 miles south of Banbury. If you
have a requirement please e-mail reception@centre-p.co.uk.
Northern Rock: I
have absolutely no knowledge of the residential property market...and
even less of the 'sub-prime' lending market...but I do wonder what the New Year
will bring in the way of new revalations relating to
lending on property across both the residential and commercial sector....one
thing is for certain Professional Indemnity Insurance Premiums will rise
for those carrying out valuation work....oh and if you were one of those who
thought Wembley Stadium was expensive think on this....the government have lent
Northern Rock, £24billion, the equivalent of thirty Wembley stadiums...so
presumably the interest (even if it is as low as 3.3%...and it won't be)..is the equivalent to one Wembley Stadium (£798m) every
year...and then Someone will need to pay back the capital. Now that
really would make your bank manager have sleepless nights !
Google: Many thanks to those who continue to view our
website at www.centre-p.co.uk on a
regular basis. It is you that helps us retain
our position at the top of most of the major Search Engines. Examples of our
listings are available if you click www.centre-p.co.uk/pdfs/Google(1).pdf.....
if you are an agent working outside the geographical
area of our work you may well be interested in www.centre-p.co.uk/pdfs/Estates%20Gazette%204.pdf .
I can't believe only two
people took up this offer last month....so I'll repeat it !
Free photograph and plan: As
many of you know we pride ourselves on our comprehensive knowledge of the
industrial estates within Banbury, which we have worked for nearly 24 years. If
you wish us to provide you with a photograph of a property on one of the
industrial estates with a map identifying its location please just let us know
and hopefully with 72 hours we will send this to you in a PDF format. Many we
already hold on file and will be sent by return. Before the end of the
year we anticipate this service to be available via a link on our website. This
offer is available to all, be they owners, occupiers,
agents, accountants or bankers. Please send us an e-mail clearly setting out
your request, which will be acknowledged, and an estimated time scale will be
provided to you.
Advance Warning: From
October 2008 all commercial property of more than 500 sq metres will need an
energy performance certificate when sold, let or refurbished.
That will be fun!
STOP PRESS.....Thursday 29th Nov
Finally we will be closing for Christmas at
